Key aims

The Homes and Communities Agency, Linden Homes and Downland Housing Association prepared the application with a number of key aims in mind. Working with the local community, the team has sought to ensure that the development of Graylingwell will create an innovative and individual place, which builds upon the existing heritage assets and incorporates high sustainability standards. The aim has always been to create a place where local people want to live.

A number of guiding aspirations informed the planning process:

  • Making the most of history: The team wanted to create a scheme that re-uses and enhances the historic buildings and the attractive parkland setting. The conversion and refurbishment of many of these historic buildings will put them back into use, and ensure their longevity.
  • Creating a real place: The team want to ensure that Graylingwell has a strong sense of place and identity. New development will be well integrated into its setting, responding to the existing landscape and retained buildings.
  • Making the place work:The development brief for the site set out criteria designed to ensure a mix of uses including homes for all, community facilities, commercial space and small-scale local retail units. The scheme as a whole will achieve 4 star status in the Code for Sustainable Homes rating, reducing energy consumption, water and waste.
  • Creating a real community: The team wants to develop a community that lasts both physically and socially. As well as being a sustainable community that caters for different lifestyles and respects the environment, it is imperative that the development is capable of sustaining itself in the long term.
  • Creating an opportunity: The Homes and Communities Agency’s aim is to create communities where people can afford to live and want to live, and central to this is delivering homes, including 40% affordable homes and available for those who cannot get on the property ladder. A proportion of the affordable homes are part buy, part rent homes (formely shared ownership) as well as social rented.
