Planning Application
Planning permission has now been granted for application 08/03533/OUT, following Chichester District Council’s Development Control Committee (South) resolution to approve the application. The vision for Graylingwell can now be brought to life!
The approved planning application includes:
- Approximately 750 new homes ranging from one to five bedrooms
- 40% affordable housing provided by Downland Housing Association to meet the affordable needs of local people
- Contemporary and colourful designs that respond sensitively to the site context, as well as creative conversions of former hospital buildings
- A net zero carbon footprint - the scheme will exceed government standards on sustainability and is designed to achieve 100% reduction in CO2 emissions from total energy demand
- A layout that encourages energy efficiency and responds to the site's orientation
- The development is designed to include renewable energy solutions and high levels of insulation in the homes as well as a new energy centre incorporating a combined heat and power plant
- The conversion of the listed farmhouse into a licensed public house or alternative commercial uses.
- The refurbishment of the water tower for community use
- Faith-based community use of the listed chapel
- A single-storey pavilion overlooking Havenstoke Park, providing changing facilities and a small café
- A small farm shop/food store with the potential to provide local produce
- A couple of small shops, possibly a newsagent and pharmacy
- ‘Graylingwell Hall’ - a new mixed use community space
- Around 30 new studios for local artists, together with a café, gallery and some small offices
- Extensive landscaping of once private grounds to provide public access to the open parkland of Havenstoke Park
- New bus routes through the site that will provide up to 15 minute peak hour frequency of service into Chichester
- Improvements to the local highway network, including traffic calming measures to discourage vehicular use of local roads
- Improved cycling and walking links from Graylingwell and Summersdale into the city centre
- A new 60-bed care home overlooking the adjacent cricket square
- The provision of a significant number of new allotments and an orchard
- Land reserved for a potential new primary school which will be serviced by the developer
- The creation of a Community Development Trust, which will be endowed with the completed Community Buildings to be run by local people for the local people
Finally, once approved, the vision can be brought to life!
